Greenville’s largest speculative project planned for Augusta Road July 2022



GREENVILLE, SC - SunCap Property Group and the Real Estate business within Goldman Sachs Asset Management have announced a speculative industrial project on 140 acres in Greenville, SC. A joint venture between the two groups was formed to develop "Enterprise 85", located off of Augusta Road/Highway 25 just south of I-185. The site features over 2,000 linear feet of frontage on Highway 25, a five-lane road connecting the site to I-85 just 6 miles to the north. Phase I will feature a 40' clear, 1,006,000-square-foot cross-dock which will be expandable to 1.5 million square feet. Phase II is currently planned for a 570,000-square-foot cross-dock building. The total combined square footage is 1,573,880 square feet.

Palmetto Trade Center Signs SHL July 2022

SunCap Property Group pre-leases North Charleston Industrial Facility to Major Medical Provider

NORTH CHARLESTON, SC ­­­­ - Developer SunCap Property Group has leased the entirety of Palmetto Trade Center II to SHL Medical, a provider of drug delivery solutions. Construction of the shell building, located off of Palmetto Commerce Parkway at Trade Center Court, will be complete by the end of July 2022. SHL will take immediate occupancy of the 245,000-square-foot building and will upfit the space over approximately 18 months. SHL's $90 million investment is expected to create 165 jobs.

The complex is SunCap's third project in the Charleston area since the company's inception in 2009. SunCap developed a 255,000-square-foot distribution center off of Weber Boulevard in the Ingleside community and co-developed North Pointe Business Campus Building One with WestRock Land and Development. SunCap currently controls various industrial land positions in the Tri-County area.

Denver-area Speculative Industrial Project Breaks Ground July 2022  

461,000 square feet of distribution / logistics space fronting I-25 to deliver in Broomfield, CO



SunCap Property Group and GID Industrial are pleased to announce the groundbreaking of Connect 25, a speculative industrial project on 28 acres in Broomfield, CO, in the Denver metro area. 284,400-square-foot distribution / manufacturing facility underway on Howell Road in Duncan, SC



Developer SunCap Property Group has broken ground on an industrial facility on 30 acres within Hillside Industrial Park on Highway 290. The project will be called Hillside 290.

The 284,400-square-foot building will be offered for lease, with spaces divisible to 70,000 square feet.
The rear-load building is 260' deep with 62 dock doors, 315 car-park spaces and 59 trailer-park spaces.


"Situated less than a mile from I-85 and seven miles from I-26 and the Inland Port in Greer, Hillside 290 is the premier industrial location in the Spartanburg market" said Derek Mathis, senior vice president with SunCap.
