Lowcountry Distribution Center Complete
CHARLESTON, SC - SunCap Property Group has successfully completed a build-to-suit distribution center for a national Fortune 500 shipping company. Construction began in June of 2017. The tenant is completing material handling improvements and the facility will be fully operational in the fall of this year.
SunCap Property Group Begins Work on Gilbert Spectrum Building One
PHOENIX, AZ - SunCap Property Group is moving forward with Gilbert Spectrum Building One, a speculative industrial building in its 63-acre project located at the southwest corner of Elliot and McQueen Roads in Gilbert, Arizona.
Building One fronts McQueen Road and is 134,358 square feet, with divisibility to 15,000 square feet. Twenty-one percent of the building is pre-leased to SDHQ Off Road, a supplier to off-road vehicle enthusiasts.

The building is expected to be complete in the second quarter of 2019. Building features include 32' clear height, dock high loading, and ESFR Sprinklers. The zoning for the property is LI (Light Industrial).

MoRA Point to include community grocery store, restaurants and shops
CHARLOTTE, N.C. Selywn Property Group and SunCap Property Group are bringing a major re-development to the fast-changing Monroe Road corridor. Site improvements and construction began last week on a 60,000-square-foot commercial center at the confluence of the primary traffic corridors of Monroe Road, Idlewild Road, Long Avenue and Independence Boulevard.
The 13.6 -acre redevelopment will be anchored by a 22,000-square-foot community grocery store and 38,000 square feet of restaurants and other mixed use commercial including a coffee shop, gas station, and service providers. The developers have worked closely with the MoRA neighborhood group over the past year. The community group has been an advocate for the new development which will replace an aged and empty office park and dilapidated retail center at the highly visible and accessible site. The center will be named MoRA Point, a nod to its location at the gateway to the MoRA neighborhood, when approaching from Independence Boulevard.

SunCap Property Group Breaks Ground on Build-to-suit
CHARLOTTE, NC - SunCap Property Group is developing a 215,000-square-foot facility for Tristone Flowtech
USA in Mooresville, NC. The project will be located on 22 acres in the Mooresville Business Park East industrial
campus, fronting Manufacturers Boulevard. The plant will produce engine cooling hose systems, air charge hose
systems and fluid battery cooling systems for the US and Canadian automotive industries.
Sitework is underway and vertical construction will commence this month with project completion scheduled for
November of this year. Yeargin Potter Smith Construction has been named as general contractor. Colliers
International's Spartanburg office represented Tristone in the lease transaction, and Parker Poe served as counsel
and site consultant.
Tristone Flowtech Group is based in Frankfurt, Germany and this will be the company's second manufacturing
facility in North America. Tristone recently opened a new plant in Delicias, Mexico.

SunCap has recently been active in the automotive market with last year's delivery of a 230,000-square-foot
manufacturing facility for Magna Seating in Spartanburg, SC.
This is SunCap's fourth industrial project in the Charlotte area since the company's inception in 2009. SunCap
developed two FedEx Ground distribution facilities in Concord's International Business Park and last year
completed a build-to-suit for Atrium Healthcare's Mobile Medicine group.
Tristone development team on site at Mooresville Business Park East
SunCap Property Group and Colony NorthStar Purchase North Las Vegas Site
SunCap Property Group and Colony NorthStar have formed a joint venture and purchased 40 acres in Las Vegas, NV. The site is located at the southeast corner of the intersection of N. Las Vegas Boulevard and N. Lamb Boulevard.
Plans call for development of a Class A light industrial campus to be named SunPoint Crossing. The campus will accommodate 752,838 square feet across three buildings. Planned buildings are divisible to 35,000 square feet. Buildings feature tilt-up concrete construction, 32-foot clear heights, ESFR sprinklers, plentiful dock-height and grade level doors with trailer parking throughout.
Construction is slated to begin in Summer 2018 with delivery of shell buildings in Summer 2019.
This is SunCap's third project in the Las Vegas Valley since the company's inception in 2009. In 2014 SunCap completed a 295,000-square-foot distribution center in Henderson, NV and in 2016 SunCap developed SunPoint Business Center, an industrial facility at 2695 Lamb Boulevard. SunPoint Crossing represents the second interaction between Colony Northstar and SunCap. Colony Northstar purchased SunPoint Business Center in 2017.

SunCap Property Group Plans Charleston Speculative Industrial Park
CHARLESTON, SC SunCap Property Group has recently acquired thirty acres on Palmetto Commerce Parkway
in North Charleston, SC. Plans call for development of a Class A industrial campus to be named Palmetto Trade
Center. The campus will accommodate two buildings totaling 375,000 square feet.
Palmetto Trade Center I is scheduled to break ground in May 2018. This building will comprise 141,000 square feet
of Class A space and will be sub-dividable to allow for tenants as small as 20,000 square feet. CBRE's Charleston office will be responsible for leasing the project.

SunCap purchases Forrester Park in Greenville, SC
GREENVILLE, SC - SunCap Property Group announced it has purchased Forrester Park in Greenville, SC. The property is a 236,800-square-foot business distribution and light manufacturing center located at 201 Forrester Drive, near the intersection of Laurens Road / Highway 276 and Forrester Drive. The site is a mile from I-85, adjacent to Millennium Park and the Clemson University International Center for Automotive Research (CU-ICAR).
The park is fully leased. Tenants include: Gexpro Services, Safelite Auto Glass, Woodward, Trust Technologies, and Aerodyne Alloys. Colliers International's Greenville office will be responsible for leasing and management of the buildings.
This is SunCap's third project in the greater Greenville area since the company's inception in 2009. In 2015, SunCap developed a FedEx Ground distribution facility in Spartanburg, and SunCap recently completed an automotive manufacturing facility for Magna Seating, in Moore, SC.

Medical Vehicle Facility Complete
CHARLOTTE, NC - SunCap Property Group is pleased to announce the completion of a new Class A industrial building in Coffey Creek Business Park for Atrium Health (formerly Carolinas Healthcare System). The building was occupied in the fourth quarter of 2017.
