SunCap Property Group Plans Charleston Speculative Industrial Park

CHARLESTON, SC SunCap Property Group has recently acquired thirty acres on Palmetto Commerce Parkway
in North Charleston, SC. Plans call for development of a Class A industrial campus to be named Palmetto Trade
Center. The campus will accommodate two buildings totaling 375,000 square feet.

Palmetto Trade Center I is scheduled to break ground in May 2018. This building will comprise 141,000 square feet
of Class A space and will be sub-dividable to allow for tenants as small as 20,000 square feet. CBRE's Charleston office will be responsible for leasing the project.

Palmetto Trade Center to market and believe this particular product type is ideally suited to meet increased demand
for shallow-bay space."

This is SunCap's third project in the Charleston area since the company's inception in 2009. SunCap is currently
developing a 255,000-square-foot distribution center off of Palmetto Commerce Parkway in the Ingleside
community and recently co-developed North Pointe Business Campus Building One with WestRock Land and
Development. Other South Carolina projects developed by SunCap include a recently completed 230,000-squarefoot
manufacturing facility for Magna Seating in Moore, SC and a 254,000-square-foot distribution center in
Spartanburg, SC.
