The Challenge

Create a viable, Transit Oriented Development (TOD) in a submarket that had not seen new multifamily development in 25 years

Our Solution

SunCap worked in cooperation with the Port Authority of Allegheny County to develop a community that provides residents a vibrant, new option for housing integrated with direct light rail service from their back door to downtown Pittsburgh. An underutilized existing municipal parking structure was incorporated into the plan to complement modern floor plans and an amenity package that appeals to today’s renter and keep the community consistently above 95% leased.

  • Development Highlights
    • This project is a Transit Oriented Development (TOD) created in cooperation with the Port Authority of Allegheny County, which provides residents direct light rail service from their back door to downtown Pittsburgh.
  • Design Features
    • The property features structured parking, individual garages and elevator service. The amenity package includes a dramatic, two-story clubroom and cyber café, a state-of-the-art fitness center with a yoga room, a business center and conference room, dog wash, and a sophisticated game space with a pool table and a demonstration kitchen. Outdoor spaces include a pool with cabanas and a large sun deck, fire pits, hammocks, outdoor kitchens, and a dog walk area as part of the landscaped grounds.
    • Units feature open floor plans with 9-foot ceilings throughout and balconies. Island kitchens include wood cabinetry and granite countertops, breakfast bars, stainless steel appliances and electric ranges with black ceramic cooktops. Other highlights include granite vanities and tiled showers, washers and dryers, and linen closets.
  • Project Timeline
    • The project broke ground in Spring 2016 and delivered first residences in Fall 2017.
