1.08-acre site with twenty apartments and retail ranging in size from 1,200 square feet to 4,000 square feet

The Challenge

Renovate two historically significant buildings along one of the most prominent intersections in downtown Morgantown, adjacent to West Virginia University, and incorporate new construction in keeping with the character of the community.

Our Solution

The development team worked closely with the city design review board, local agencies and the university to ensure the design and use complemented High Street, the highly coveted downtown commercial district. Twenty 2-, 3-, and 4-bedroom market rate residences were the result — twelve renovations of existing units and eight newly construction apartments. Retail includes a mix of national and local retailers that include Chipotle and Chase Bank.

  • Development Scope
    • The 1.08-acre site is located at one of the most prominent intersections in downtown Morgantown, adjacent to West Virginia University. Renovations were made to two existing buildings, which were constructed in 1908. A third, three-story retail and residential building was constructed. The development team worked closely with the city design review board, local agencies and the university to ensure the design and use complemented High Street, the highly coveted downtown commercial district.
  • Design Features
    • Careful attention was paid to make sure the project is in keeping with the scale, style and materials of the existing neighborhood. Brick exteriors feature Juliet balconies, patios and generous glazing. Exteriors and lobbies were refurbished to maintain the historic character of the buildings. Twenty 2-, 3-, and 4-bedroom market rate residences were the result. Twelve involved renovations of existing units and eight were new construction. Retail includes a mix of national and local retailers ranging in size from 1,200 square feet to 4,000 square feet. Approximately 60 parking spaces are available to the project.
  • Project Timeline
    • Construction began in January 2019 and first units delivered in the first quarter of 2020.
