SunCap Investments targets value-add acquisitions of multi-tenant industrial assets in high-demand, supply-constrained infill markets, driven by strong fundamentals including population growth, ecommerce expansion, re-shoring, last-mile delivery advancement, and limited development.

The platform executes both portfolio and single-asset transactions across a range of opportunities — including existing properties, ground-up developments, and repositioning strategies. Our focus is on markets with strong economic fundamentals and sustained demand for industrial space.

Through proactive asset management, we enhance property value by driving lease renewals, implementing targeted building renovations and expansions, and pursuing select development initiatives that align with market needs.

Investment Criteria

  • Transactions of $5 million and above
  • 50,000-350,000 sf – 25% or less office finish
  • Primarily multi-tenant (average suite size 25,000 sf)
  • Short to medium term WALT at or below replacement cost
  • High-quality, functional buildings
  • Minimum 18-foot clear height
  • Preference for fee simple ownership
